Around where I am you're basically not going to get anything in the way of a single-family home for under 500k.

As far as collecting, for various other reasons I think I'm done with it.
In reality I have a ton of stuff I'd like to sell off (mostly Christmas lights). Simple fact is I'm not using it, not going to use it, and its taking space...
